We own and manage all the homes listed on our site. The managing partner of Jax Flats Llc also holds a Real Estate License.

Units go on Zillow and Craigslist in Jacksonville and Ponte Vedra as they come available. A completed application, copy of drivers license/ID along with a background check and paid deposit are all required to secure your stay.

We do not publish the dates for our units. We advertise only when a home is coming available. Please use our contact us page to give us some details. If we can’t meet your timeline we may be able to refer you to other furnished homes managed by other private owners.

Yes, if you agree to use cozy.co for the background check then the fee will be refunded to you. You enter your private information and with permission your results are shared with us without releasing all of your personal info.

After a phone conversation to confirm the timeline you will be emailed an application.

All of the utilities are paid by us. There are no deposits or utilities billed to you. Electric and Water bills are capped at an average amount. Any charges above the capped fee will be billed to the resident.

Wifi is provided as well as Hulu Live Tv streaming. Yes, ESPN is on the channel line up. We do have a couple properties that have xfinity cable.

Probably not you, thus twice during each month a lawn crew will cut the lawn. Pet owners please pick up your dogs waste. There is a $75 fee if the lawn crew refuses to cut due to excess pets waste in the yard.

Pest control is scheduled for qtly service on all of the properties. All pest control sprays are exterior walls only (outside treatment). If you would like an interior spray please let us know so we can have that scheduled for you.

We do hold a damage deposit and it varies from each unit. This damage deposit is refundable after move out and property inspection/ inventory is completed.

We welcome dogs and cats that have been de-clawed. Our insurance providers do not allow us to have aggressive breeds on the property. Pets living in the apartment will then require a one-time, non-refundable pet fee. We will provide a copy of our pet policy.

The home is completely furnished and there is no room for additional furniture. If your unit has a garage you are welcome to store boxes or furniture in the garage. To avoid penalties per the lease do not put nails in the walls or alter anything in the home.

Showings are not scheduled while the units are occupied. The same courtesy will be offered during your stay as well. We keep our pictures up to date and offer the street addresses for you to drive by before booking it.

Because we would like them changed out every month for pet owners and every 2 months othewise.


Resident Questions

Rent is always due on or before the first of the month unless otherwise specified in the lease.

The late fee is 4% of the rent and is assessed after the grace period even on weekends and holidays.

You can pay rent by using cozy.co This service allows you to use a bank account, debit card (with no fee) or a credit card (with a small fee) to make rent payments. We do accept cashiers checks in some, yet rare, instances. You may also mail approved payments to our post office box.

Yes, if the lease buy-out fee has been paid. Notice is required before vacating your unit and the lease buy-out fee is listed on your agreement. This applies for any reason other than active-duty military orders.

Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, they will need to fill out an application to be added to your lease agreement and additional rent may be required.

Each unit has a binder that states the small check list of move out details.

Some properties have a charcoal or gas grill. Propane fills are the responsibility of the resident.

Properties have a key code entry. In most cases a lockbox is onsite with backup keys.

If you have lost your keys, please call or text us to make arrangement for pick up of a new one. $50 Fee applies for replacement. Mailbox keys are issued on units that have a community mailbox.
